Right Approval Document Check List
A pre-qualification is based on only limited information, such as a review of your credit report and the income and assets you stated on your application. It’s usually a quick and simple process. A pre-approval is a more complex process that requires submitting a formal loan application and providing verifying documentation regarding your financial situation. We then submit your full loan file to underwriting for a fully underwritten pre-approval. A seller is much more likely to accept an offer from someone who has been fully pre-approved vs only pre-qualified and you'll rest much easier too!
The following is a list of items we need initially to have you fully pre-approved with our Right Approval Program!

Most recent 30 days of pays tubs

Most recent 2 years W-2’s

Most recent filed 2 years personal tax returns with all schedules

Most recent business tax returns and/or K1 forms for any partnerships (if applicable)

Contact info to verify your employment for the past two years

Most recent 2 months personal checking account, savings account, and any retirement fund statements (all pages front and back)

Please document any large non-payroll deposits by providing a copy of the cancelled check & deposit slip

Legible Photo ID (Driver’s License or Passport)

If any real estate is currently owned, provide recent mortgage statement, insurance bill, property tax bill, and HOA

DD214 for VA loans

Divorce decree (if applicable last 10 years)

Bankruptcy petition & discharge papers (if applicable last 10 years)
